1. Understand the Purpose of the Survey
Land surveys are used for property transactions, construction projects, boundary disputes, and zoning compliance. Knowing the purpose of your survey helps focus on the most relevant details.
2. Identify the Key Sections
A standard land survey includes:
Title Block: Contains surveyor information, date, project details, and client name.
Legend: Explains symbols and abbreviations used on the survey.
Scale & North Arrow: Indicates the proportion of the drawing and the orientation of the property.
Legal Description: Provides a precise definition of the property boundaries.
Boundary Lines: Depict the property’s perimeter using bearings (direction) and distances.
Easements & Right-of-Ways: Show areas where others may have access, such as utility lines or roads.
Structures & Improvements: Includes buildings, fences, driveways, and other features.
3. Decipher Bearings and Distances
Property boundaries are measured using bearings and distances:
Bearings: Indicate direction using degrees, minutes, and seconds (e.g., N45°30’00″E).
Distances: Measured in feet or meters, indicating the length of a property line.
4. Recognize Survey Markers & Monuments
Surveys often reference physical markers like:
Iron pins or stakes (placed at property corners).
Concrete monuments (permanent markers used for reference).
5. Look for Elevation & Topographic Details (if applicable)
Some surveys include contour lines showing land elevation, slopes, and drainage patterns. These are important for construction planning.
6. Compare the Survey with Property Records
Cross-check survey information with deeds, plats, or municipal records to confirm accuracy and legal descriptions.
